All our properties are bought with cash. None of the properties carry mortgages or other debts and no interest is paid or received. Plus, there are absolutely no hidden fees!
Investing in property through crowdfunding involves pooling money together from multiple investors to purchase a property. To achieve this, we create a dedicated entity called a Special Purpose Vehicle (SPV) for each property purchase, which is established specifically for purchasing and holding the property.
Investors, in proportion to their contributions, become shareholders in the SPV, entitling them to receive a share of the rental income generated from the property.

Step 2: Extensive investment, property and legal due diligence is carried out on potential properties by our team.
Step 3: Our Investment committee, seasoned experts in the UK Real Estate market, will review and determine if it is a viable investment opportunity.
Step 4: A professional assessment is carried out by external surveyors to determine the final sale amount and to find any underlying structural issues.

However, following this, especially after the property has been purchased, we are unfortunately unable to refund or sell shares for property investments at the moment. A secondary marketplace is currently being developed for the purchasing and selling of shares post-investment, with a potential launch in the coming year. However, currently your investment is held for the entire duration of the investment period and you are unable to refund or sell your shares.
No, there are no restrictions on the number of properties you can invest with us.
Yes, Wahed Real Estate strictly adheres to Shariah principles. Properties are purchased outright with cash, avoiding interest-based mortgages or loans entirely. Our investments are vetted by an external Shariah Supervisory Body to ensure compliance with Shariah principles including AAOIFI (Accounting and Auditing Organization for Islamic Financial Institutions) standards.
Wahed Real Estate operates under the guidance of a Shariah Committee comprising esteemed scholars who review and approve all real estate transactions. This includes the screening of property transactions, rental agreements, and management practices to ensure they meet Shariah guidelines. Since Wahed Real Estate investments are strictly Shariah-compliant and do not involve impermissible sources of income, there is no need for purification of earnings. All rental and capital appreciation income comes directly from halal sources.
Our ethical approach ensures that properties are rented out for permissible activities only. Properties are not leased for any activity that contradicts Shariah principles, such as operating bars or gambling establishments. Tenant agreements and property uses are closely monitored to maintain compliance.
This is a simple and straightforward process. You first need to download the Wahed App and sign up in a few minutes. You will then need to fill out a questionnaire and complete our KYC checks. Following onboarding, there’s a 24-hour cooling-off period before you can make any investments. During this time, you can browse the available opportunities and decide on your investment choices.
To get started, we will need some information from you including your name, address, and email address. Additionally, we'll need to understand your financial background to ensure that you have a clear understanding of the proposed investment, are aware of the risks involved, and are in a suitable position to invest.
After completing the onboarding process, you can invest in your first property simply by tapping on the “start investing” button and choosing the preferred investment amount.
Income is earned from renting properties whereas capital appreciation is money potentially earned from a property increasing in value.
The expectation for each property is to have a target holding period of 5 years before it is sold. Once sold, all investors will receive a share of the potential profits in proportion to their initial investment.
Rental income is generated by tenants who pay rent to occupy your investment properties.
When the property is tenanted, you will receive rental income on a quarterly basis. Your rental income will be delivered to your designated bank account (the one used for the initial investment).
Gross rent refers to the rental income generated from the property. Net rent refers to the income left after the costs such as management fees and taxes, have been deducted.
For example, if the monthly rental income from a property is £1800, deducting management cost, maintenance cost, and tax using the formula "gross rent - (management cost + maintenance cost + tax) = net rent" will give you a net rent of £1650.
Rental yield is a metric that indicates the potential returns from a property investment through rent. It is calculated by determining the percentage of the annual rental income against the value of the property. Rental yield is a useful indicator that landlords and investors use to monitor the value of their property investments and portfolios.
In case your property remains unoccupied, you won't receive any rental income during that period. We strive to find properties that pose a low risk of remaining vacant. However, there could still be a chance that your property may remain unoccupied. Please keep in mind that you will still hold ownership of your share in the company, even if it remains unoccupied for a certain period.
In the UK, title deeds are limited to having a maximum of four legal owners. This can be problematic for crowdfunding, where there may be hundreds of people who own a portion of the property. As a solution, properties are owned by a company (SPV) that solely possesses that single property. This approach is used to ringfence each individual investment. When someone invests in a property, they are essentially buying shares in the company that owns that particular property.

When you decide to invest in a property through Wahed, your money will be allocated to that specific property's stand-alone SPV. In the unlikely event that Wahed faces financial difficulties, a different organisation can take over and manage your investments. It is important to note that your investment is not covered under the Financial Services Compensation Scheme.
Wahed Ventures has appointed Thompson Taraz Depositary Limited to provide safe custody, nominee and administrative services and to hold client money on behalf of investors. Thompson Taraz Depositary Limited is authorised and regulated by the Financial Conduct Authority (FCA) (FRN 465415).
For investments made into Real Estate deals - during the course of the fundraising, investments are deposited into a client money account account held by Thompson Taraz Depositary Limited.
