Wahed Real Estate is a platform designed to offer investors the opportunity to invest in residential real estate with lower capital requirements, providing potential returns through rental income, long-term capital appreciation, and capital preservation.

How will I potentially make the return on my investment?

Wahed Real Estate platform provides returns to investor in two ways:

  1. Rental Income: We intend to distribute the net rental income from each property, representing the cash flow after expenses and reserves, to investors on a quarterly basis.
  2. Capital appreciation: Your investment appreciates as the property value potentially appreciates. Once a property is sold, the total proceeds are distributed to investors in proportion to their ownership, after deducting any fees, costs, expenses or reserves related to the property’s disposition.
How is Wahed Real Estate Shariah-compliant?

Wahed Real Estate acquires properties in line with Islamic financial and contractual principles by using cash or, when available, interest-free financing, avoiding traditional interest-bearing mortgages.

How does ownership work when investing in properties through Wahed Real Estate?

When you invest in properties on the Wahed Real Estate platform, you purchase shares in a series of our LLC that owns the property. The LLC is structured as a Series LLC, where shareholders hold an interest in a specific series, and each series has its own assets, liabilities, profits, and losses tied to the specific property it owns.

What is the minimum investment amount?

With us, you can invest in real estate for as little as $100.

How Does Wahed Real Estate manage its rental home?

Once the home has been purchase we will be engaging local property managers for the day to day management of our properties and we expect property management fees to be in the range of 8-12% of gross rental receipts, which would be paid out of the revenues generated by such Series.

Who can invest on the Wahed Real Estate platform?

Currently the Wahed Real Estate platform is open to U.S. citizens or green card holders. Additionally, investors must reside within the 50 United States and be 18 years or older.

How does Wahed determine the rent price?

Wahed sets rental prices by considering the property’s market value and the average rental rates in the surrounding area. We ensure our prices are fair and consistent with local rental trends, providing tenants with competitive rates.

What does it mean when a property on the platform is marked as "Fully Funded"?

The "Fully Funded" tag means that all shares of this property have been purchased, and it is no longer available for investment.

What does it mean by Gross Rental Yield?

Gross rental yield is a metric that indicates the potential returns from a property investment through rent. It is calculated by determining the percentage of annual gross rental income relative to the value of the property.
